The certificates of the SELLER and the certificates of the PROPERTY
The certificates of the SELLER are valid for 90 days and the certificates of the PROPERTY are valid for 30 days. If the seller does something bad within this time, it is a risk (system is not perfect specially because the certificates are not up to date, their results when they come to the buyer are at least one week late) , however we will be buyers in GOOD FAITH (buyer in good faith is a buyer who received valid certificates with no problems, but later on a problem appears that did not show in the certificates – then the courts understand property should not be liable). If one buys a property with the certificates showing problems, then one is a buyer in BAD FAITH. In this case one will be liable.
